Lesley B is a Princess 38 Flybridge motor yacht built by Marine Projects Ltd of Plymouth in 1981 and commissioned in 1982.

THE LOCATION
Lesley B is moored in South Dock Marina, which is run by the London Borough of Southwark and is located next to the Thames in Surrey Quays, about two miles south-east of Tower Bridge and on the opposite side of the river to Canary Wharf. The marina is:
> 1 minutes' walk from Greenland Pier, one of the stops on the Thames Clippers river bus service. > 10 minutes' walk from Surrey Quays shopping centre and the adjacent cinema, bowling alley and restaurants. > 15 minutes' walk from Canada Water tube station, which is in Zone 2 on the Jubilee Line, and just five stops/ten minutes from Westminster.
THE RESIDENTIAL MOORING
Lesley B benefits from a full residential mooring, which (subject to marina approval) will transfer to the new owner.
From 1 April 2010 the mooring fees are £3203.10 (inc. VAT) per year, which equates to £61.43 per week. There is also a residential surcharge of £56.44 per month, which includes council tax, water and unlimited use of the marina shower blocks.

We have lived aboard for 5 years on this lovely boat. London Calling is a flat bottom steel riverboat built in 1985 by Longport Wharf, Stoke-on-Trent. Originally utilised as an Art Gallery, she was converted to live-aboard houseboat by one of her previous owners. She is 70’ long and has a beam of nearly 14’ and is just shy of 1000 square feet total living area. This bright, airy, open plan design gives the feeling of contemporary apartment living whilst affording spectacular million pound views across the marina – a unique floating home. Please do note that there is no engine fitted to the barge so while she is in effect a barge / houseboat she could easily be moved and an engine could be installed. Now let’s take a tour…
Front Deck - The front deck is spacious with room for a patio table and chairs, deck umbrella and a plant stand or two. A fantastic spot to sit and watch the world float by. A custom-made framed canopy that fits over the whole of the front deck will also be included as part of the sale.
Kitchen - Double wood lined steel doors open to reveal double interior doors that step down into the kitchen. The fully fitted kitchen is very spacious with plenty of work surfaces and cupboard space. It is completed fitted out with solid light oak units, a full size fridge/freezer, washing machine/tumble dryer, dishwasher, six burner hob and stainless steel extractor fan and double oven, a stainless steel sink and drainer, and a drinking water filtration system. The ceramic tiling complements the blue/green marina tones without being kitsch. The kitchen also has a raised breakfast bar with a hatch and double half doors that are terrific to open to enjoy breakfast while watching the swans float by on sunny days. Next to the kitchen is a large walk-in larder/storage cupboard/closet.
Living Area - Four massive skylights and three big windows give the dining area / lounge a very warm, bright feeling and make the most of the ambience and wonderful marina views. The centre piece of this spacious open space living area is the slate hearth and wood burning stove with its double insulated stainless steel chimney. In the winter, the stove will keep the whole barge warm. She's very dry with virtually no condensation and this is evident when you step inside - no musty smells here. The lighting system is comprised of tastefully placed mini-spotlights that are linked to sensors that can be worked remotely to set the mood.
Bedroom – Step up a couple stairs from the living area through the door to the bedroom. A full size double bedroom suite fits comfortably in this bright room that has two skylights with black-out shades, two windows and a fitted solid wood wardrobe. The raised floor in the bedroom also has additional storage underneath.
Dressing Room - The aft section of the barge has a large dressing area or study with a linen closet that also holds the immersion heater and plenty of additional storage. This room also has a steel hatch and door that opens onto the rear deck. There is a small storage locker under the rear deck.
Bathroom - The bathroom is adjacent to the dressing area and is also bright with a window and practical lighting, extractor fan and heated towel rail. The bathroom is equipped with a sleek but efficient Vacuflush toilet, antique washstand mounted basin, mirrored vanity cupboard, blue marble-effect tub surround, and an oversized bath with side-taps and shower. The subtle recessed effect lighting in the tub area completes the soothing experience of a relaxing bubble bath at the end of a long day.
Location and Mooring - The barge is surrounded by beautiful riverside walks and historical villages on a major bus route to Huntingdon, St Ives and Cambridge and is a ten minute journey to mainline rail connections to Kings Cross Rail Station. Travel to London takes less than an hour.
Being located just off the A14 also affords easy access to link up to all major motorways, taking you anywhere in the UK – whether that be the M25, the M6 or the M1. Cambridge can be reached in 20 minutes and Birmingham is just an hour and a half drive away. The closest airport is Stanstead.
The barge’s mooring is alongside the shore and has a jetty the length of the barge affording it with expansive three way water views and great privacy since it is not directly overlooked by other vessels. The mooring comes with a small grassed area planted with trees, shrubs and bamboo and is good for barbecuing. Included in the sale will be a gas barbecue and a number of outdoor garden storage units. There is also space to moor a small recreational boat up to about 15’ if you would like to fully explore the Great River Ouse and surrounding areas.
London Calling is moored well away from main roads so you can expect complete tranquillity – other than perhaps the odd vocal bird. We have swans, ducks, grebes, coots, kingfishers and many other varieties as our closest neighbours. Watching the marina come to life through the spring and summer is a real treat with waterfowl building nests and chicks being hatched and swans dropping by to visit – a truly special experience. And warm, dry and cosy on the barge in the winter, you can enjoy the real life comedy of ducks skidding across the ice of the frozen marina during the occasional freeze.
The Marina – The marina is a secure gated community. There is a mail room, a chandlery and free car parking at the marina. You can even order your newspaper for daily delivery. There is a popular pub on the site which is less than a five minute walk away. The marina is comprised of about 100 families who live here permanently along with a number of weekend boaters. The marina offers a resident’s association and an active social club.
Some Technical Details - The barge was last out of the water October 2008 when it was fully surveyed and professionally blackened and all anodes replaced. The survey is available for viewing and is valid until 2015 for insurance purposes. In summer 2009, she was sanded, primed, undercoated and topcoated with an enamel high quality gloss. The decks have also been recoated with non-slip surfaces.
A phone line is available to take advantage of broadband and there's an excellent digital TV signal here for cable, free-view, Sky, or satellite. Wireless connections work well throughout the barge.
London Calling is equipped with both dc and ac electrical systems both of which are protected with fuses/CBs of the appropriate rating and design. A professional 12v system as well as 240v hookup is installed and there is also a galvanic isolator to protect the hull from corrosion from stray electrical currents, a gell pack battery management system and a powerful, digital phased battery charger (permanently plugged in).
The kitchen stove operates using calla gas; two cylinders are provided so there is always a backup. A small and efficient diesel-fired furnace runs the central heating system with radiators in all rooms, double-glazed windows and six double-skin skylights. Floors are of wood laminate throughout. The vessel is fully spray-foam insulated. An immersion heater provides all hot water when the central heating is not needed. The fresh water holding tank is stainless steel, holds 250 gallons, and is located under the front deck. The diesel tank and the sewage pump out are located under the rear deck. In addition, there are fire and smoke alarms and fire extinguishers throughout the barge. The barge has a boat safety certificate that is valid through August 2011.
And while we have found that the very spacious open plan feeling and one bedroom is plenty of room for us, there is also scope for anyone who might want to adjust the floor plan to add either a second bedroom or bathroom.
Barge living is economical too. The mooring fee is currently £330 per month and includes water supply and rubbish removal. The marina also offers a pump-out service. Electricity cards can be purchased from the chandlery and the plug-in point is beside the mooring. Council Tax is band A.

The Merlion is a 42 feet by 12 feet Caribbean Cruiser in excellent condition. She is fitted out as a comfortable two bedroom live-aboard and has a fully residential mooring in West London. The boat is located on an idyllic Thames island just upstream from Hampton Court Palace and bridge.

The Merlion is a fibreglass boat, one of the largest Carribbean cruiser models. It is known as a ‘Major Super Six’ and has an unusual raised saloon at the front giving extra headroom.
Although it is only 42 feet long the wide beam and large windows make the boat feel spacious and well proportioned, perfect for a couple. We have two children living on board with us now so it is time to move on to a bigger boat.
The boat has a Perkins 4108 engine and is good to cruise. It comes with a current Thames Licence and Boat Safety Certificate.

:: Layout ::
There is a good sized double bedroom at the back of the boat. In front of that there is an additional cabin that has a flexible conversion so that it can be set up with a double mattress, used as a snug or home office.
Along one side of the boat is a decent sized galley kitchen, which unusually for a boat has a fully sized gas cooker (oven/grill/hob) and a full sized washer dryer. There are also two fridges (one dual voltage 12v/240v for cruising and one standard). Next to the kitchen is a small bathroom with shower.
At the front of the boat is a comfortable saloon (wheelhouse) with windows all around. A door opens out from the saloon into a outside semi circular seating area, a lovely place to relax and enjoy the views. In addition, the roof has rails and can be used as a large outside area.
With the two bedrooms and lounge bed pulled out it is possible to sleep 6 on board for when friends/ family are staying.

:: The Island ::
There are approx 30 residential boats on Ash Island. It is a small, friendly community and there is always someone on hand if you need any help. We like it so much we are moving to a bigger boat on the island (and so will be on hand to show the new owner the ropes).
The communal areas are attractive and well tended with a large central grassed area to relax. At certain times of the year it is possible to swim in this stretch of the Thames and people have canoes and smaller boats to potter about in.
There is only one access point to the island so it feels private, yet is only 3 minutes walk from somewhere to park and 7 minutes walk from Hampton Court and the station (35 mins to London Waterloo).
The island is very well located, close to the A3, M3 and M25.
:: Cruising ::
One of the joys of living on water is being able to slip your moorings and take a cruise. There are local pubs to moor outside, and it is even possible to take your boat to Kingston to go shopping.
The Merlion is a great boat to cruise because the steering wheel is at the front of the boat near the outside seating area so you can be sociable and not drowned out by the sound of the engine. We have taken the boat up as far as Henley but it is possible to get much further.
