Two double cabins & lots of storage + one more double bed in convertible lounge.

THE BOAT

Lesley B is a Princess 38 Flybridge motor yacht built by Marine Projects Ltd of Plymouth in 1981 and commissioned in 1982.

Unlike many boats used as residential accommodation, Lesley B is also used regularly as a boat, so all of her extensive inventory is in full working order. In addition to navigating the Thames she is quite capable of crossing the Channel or going even further afield. She is a Part I British Registered Ship - a government-backed guarantee of ownership that can be used as security to obtain a marine mortgage.

For the past ten years Lesley B has not only provided her present owners with a spacious, comfortable and affordable home close to central London, but also given them a great deal of fun. Unfortunately relocation means she is now surplus to requirements.

THE LOCATION

Lesley B is moored in South Dock Marina, which is run by the London Borough of Southwark and is located next to the Thames in Surrey Quays, about two miles south-east of Tower Bridge and on the opposite side of the river to Canary Wharf. The marina is:

> 1 minutes' walk from Greenland Pier, one of the stops on the Thames Clippers river bus service.
> 10 minutes' walk from Surrey Quays shopping centre and the adjacent cinema, bowling alley and restaurants.
> 15 minutes' walk from Canada Water tube station, which is in Zone 2 on the Jubilee Line, and just five stops/ten minutes from Westminster.


THE RESIDENTIAL MOORING

Lesley B benefits from a full residential mooring, which (subject to marina approval) will transfer to the new owner.

From 1 April 2010 the mooring fees are £3203.10 (inc. VAT) per year, which equates to £61.43 per week. There is also a residential surcharge of £56.44 per month, which includes council tax, water and unlimited use of the marina shower blocks.

We have lived aboard for 5 years on this lovely boat. She is deceptively spacious for her size. 36 foot (11.15 m), breadth 10 feet (3.20 m), larch on oak construction, with varnished mahogany interior. Shower, 4 bunk births, large double in the aft cabin, heads, a great galley, pilothouse/saloon over engine compartment with collapsible table and seating for six. Reliable classic Gardner 5 cylinder engine, heating. She has a shallow draft 1.82m and has made two return trips to the Mediterranean through the French Canals. This is a great boat to live on as well as being able to change your view by going on a trip.

Emily – 45ft steel built, bilge keel, live aboard motor yacht

Emily is 45ft LOA, 13ft 6” in beam and has draft of 4ft. A De Groote steel motor cruiser with bilge keels making her suitable for drying out while shallow water cruising or on a residential mooring.

Powered by 2 Leyland Thorneycroft 130 horse power engines in excellent working order and well maintained. She achieves good fuel economy for a vessel of her size averaging 5 gallons per hour. Emily has a cruising speed of 10 knots.

A perfect live aboard vessel, Emily has 6 berths in 3 cabins all generously appointed, with a large stern cabin with island double bed, en suite, luxury shower and WC. A full size galley with dining table that seats 4 comfortably. Gas oven and 4 ring hob is full size and with a fridge and microwave to compliment this well appointed galley.

Stainless steel handrails make her safe for families and a large aft deck for enjoying good weather.

She has a very bright and open lounge area giving good visibility at sea or while moored.

Hot and cold running water with calorifier, immersion heater. Brand new independent Eberspacher heating system with heating to all cabins and the saloon.

Navigation equipment includes: Radar, GPS, Compass, Depth & Log, 2 VHF radios one at the Bridge and the other in the wheelhouse. Electric windlass with dual operation from Bridge or wheelhouse, Victron shore power, TV and stereo system. Stainless steel davits and Zodiac tender with mercury outboard all in good condition.

Emily is a perfect home, as well as being a seaworthy and well equipped motor yacht for cruising. Rarely do you find a vessel which is good at sea and comfortable as a home.
